WATER LEVEL & FLOW
As of 2/16/2026, our dam is complete!! The view of the lake is getting pretty again, and we're hoping for a full lake by May. In the meantime, fishing and kayaking should be nice, but swimming won't be ideal. The water's edge is mucky and there's still some debris working it's way downstream. But when it's full, it's stunning!

This listing is for one side of a duplex. You'll have the carport/driveway, inside living space, and back deck (outdoor dining/grill) to yourself, but the lawn/firepit/hammock area may be shared with up to 5 guests from the other unit.
We live locally and have local maintenance and housekeeping for needs that may arise during your stay.
We utilize professional pest control on a regular schedule, but because we're in the country and near water, this does not guarantee a pest-free visit, inside or out.
You'll likely need a car to get around. HEB will deliver groceries, and Uber/DoorDash/Favor are in the area.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.
NO possession or use of illegal drugs.
NO pets. Although we are pet lovers, this is a shared property with other guests who may be sensitive (allergic, fearful) to pets.
NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles.
Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 8 days away at time of booking.
About the Owner
My husband and I ran a business in Austin for over 10 years and couldn't leave for more than a long weekend. We are both water lovers, so we started getting away for long weekends in Seguin on this chain of lakes (Guadalupe River). We fell in love and decided to buy a place for ourselves. It has turned into multiple properties that I manage, which gives me the flexibility to spend more time with our growing family. Plus, we always have a place to stay since this has become our favorite place to vacation!Location
